Typically, the RICS Level 2 Home Survey (Formally the HomeBuyer Report) is classed as a level 2 type of service.
This means that the level of report and inspection detail carried out by the Chartered Surveyor is more comprehensive than the level experienced when a RICS Condition Report is instructed (class 1 type of service).
RICS Level 2 Home Survey (Homebuyers Survey)
A Level 2 Home Survey (Homebuyers Survey), also known as a Homebuyer’s Report, is a survey completed to a standard format set out by RICS – it’s most suitable for conventional properties built within the last 150 years, which are in reasonable condition.
It doesn’t detail every aspect of the property, and only focuses on urgent matters needing attention. It’s not usually suitable for properties in need of renovation, or if you’re planning major alterations.

Condition Ratings
The condition ratings are described as follows.
Condition Rating 3 = Defects that are serious and/or need to be repaired, replaced, or investigated urgently.
Condition Rating 2 = Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.
Condition rating 1 = No repair is currently needed. The property must be maintained in the normal way.
NI = Not Inspected.
